Where the difference comes from

Four things move between San Diego and Chattanooga, and they do not move together. Pay is the largest of them here: worth $1,348 a month against you.

That is the trade nobody prices properly. The offer is smaller — $67,000 against $90,000 — and the instinct is to read that as a step backwards. Rent falling by $1,175 a month is a raise that never appears on the offer letter.

The tax

Tennessee has no state income tax. California takes 6%, which on $90,000 is $450 a month, or $5,400 a year. That much arrives whether or not the offer is any good, which is why the no-tax states dominate these searches.

It is also the part people over-read. A state with no income tax funds itself some other way — sales tax, property tax, fees — and none of that is in the figures above. What is above is federal tax, payroll, state income tax and rent.

Those are approximate effective rates for a single filer on a middle income in 2026, not top brackets, and they ignore city and county taxes. San Diego and Chattanooga may both charge you something local that is not counted here.

The rent

A one-bedroom runs about $1,275 in Chattanooga against $2,450 in San Diego — $1,175 a month, $14,100 a year. Rent is the largest thing you can actually change by moving, and it is why the smaller offer can still be the better one.

Both figures are HUD Fair Market Rents for a one-bedroom, FY2026 — the 40th percentile of gross rent with utilities in it, so four in ten one-bedrooms in each metro go for less. The same work pays about 26% less in Chattanooga: $67,000 against $90,000. That is not a negotiating failure, it is the local market — and it is the number most people leave out when they picture the move, because rent is easy to look up and salary bands are not.

Nor does it count sales tax, property tax, car insurance, utilities, childcare or health cover, all of which move between California and Tennessee. The number to negotiate

Chattanooga only has to pay $63,000 a year for you to break even, and the job typically pays $67,000 — clearing that bar by $4,000.

Which makes $63,000 the floor, not the target. An offer under it costs you money however good the city looks on a Sunday, and that is the one line worth holding.
